An underfloor heating system or heat pump that isn't serviced quietly drifts away from the performance it was commissioned to deliver. Actuators stick, flow rates slip, control batteries die, weather-compensation curves get knocked, anti-freeze concentration drops, magnetic filters fill. None of it is dramatic. All of it costs you money and shortens the life of the kit.

We provide scheduled servicing for any wet underfloor heating system and any modern air source heat pump, whether or not we installed it. Our service technicians carry the diagnostic kit, manifold spares, and controller knowledge to handle Heatmiser, Hive, Tado, Nest, Honeywell, Mitsubishi, Vaillant, Daikin and the rest under one visit.

Most homeowners come to us either after a manufacturer letter reminding them their warranty depends on annual servicing, after a winter when something didn't feel right, or after a previous installer disappeared. All three are good reasons to put your system on a proper plan, and to know who to call when something does go wrong.

The Cost of Getting It Wrong

## Skipped servicing is invisible, until it isn't.
Heating systems rarely fail catastrophically on day one. They drift, degrade, and quietly cost more to run for a year or two before something becomes obvious. By the time the symptoms are visible, the cure is significantly more expensive than the prevention.

### Warranty voided
Most manufacturer warranties (heat pumps especially) require documented annual servicing. Skip a year and the £4,000 compressor replacement that should have been free is now on you.

### SCOP collapse
A heat pump with a clogged filter, low refrigerant, dirty fan, or knocked weather-comp curve can drop a full point of SCOP, adding 25%+ to annual running cost without ever triggering a fault code.

### Heat-pump service (where applicable)
Refrigerant pressures, fan, defrost, weather-comp curve, COP/SCOP calculation, MCS-compliant service entry on your record.

Thermostat batteries, schedule integrity, wifi/hub connectivity, app account health, firmware up to date.

### Written report &amp; recommendations

Technical Detail

## What a real service visit actually includes.
There's a wide gap between a £79 'service' that's a visual look and a tea, and a proper engineering visit. Here's what ours actually covers, and why each item is on the list.

### UFH manifold service
Actuator function test under controlled call-for-heat; flow meter readings against original commissioning record; isolation valve operation; air vent function; magnetic and strainer filter inspection and clean; visible joint leak-check with dye where indicated.

### Anti-freeze &amp; inhibitor
Glycol concentration tested with refractometer; system inhibitor concentration tested chemically. Top-up or full flush recommended only where measurements demand it, never as a default upsell.

### Heat-pump service
Refrigerant pressure check, evaporator and condenser inspection, fan free-running test, defrost cycle observation, expansion valve operation, weather-compensation curve review, SCOP calculation against commissioned baseline.

### Controls health-check
Thermostat battery replacement (lithium where the model supports it), schedule export, firmware update, hub connectivity test, app account audit. Smart system documented in plain English in your report.

### Hot-water cylinder
Anode condition (where applicable), Legionella cycle verification, T&amp;PR valve test, expansion vessel pressure check, immersion element resistance test.

### Residential vs commercial servicing
Commercial UFH and ASHP servicing adds BMS integration checks, commissioning-pack updates for the building file, and compliance certificates for the building file. We service both, most plans we run are domestic.

How often should a UFH system be serviced?+Annually for the manifold, controls, and inhibitor. The pipework itself doesn't need touching. A 30–45 minute manifold and controls service catches 95% of issues before they grow.

How often should a heat pump be serviced?+Annually as a minimum, most manufacturer warranties require it. A typical service takes 60–90 minutes and includes refrigerant, mechanical, and controls checks.

How much does a service cost?+UFH-only service plan: £149/year. ASHP service plan: £225/year. Combined UFH + ASHP plan: £329/year. All include free phone diagnostics during business hours.

Do you service systems you didn't install?+Yes, most of our service plan customers came to us with systems installed by others. We document existing condition on first visit and bring the system up to a known baseline.

What brands do you service?+All major UFH controllers (Heatmiser, Honeywell, Hive, Tado, Nest, Loxone) and all major ASHP brands (Mitsubishi, Vaillant, Daikin, Samsung, NIBE, Grant). We don't sub out service work.

What if something fails between services?+Plan customers get priority same-week response in business hours. Most issues are diagnosed by phone first and fixed in a single visit.

Will skipping a service void my warranty?+For most ASHP manufacturers, yes, and pipework warranties on UFH typically require evidence of annual inspection. Documented servicing is the only path to a clean warranty claim.

How long does the system last with proper servicing?+UFH pipework: 50+ years (the slab outlasts the building). Manifold mechanical parts: 15–25 years with annual service. Heat pump: 15–22 years with annual service vs 8–12 years without.
