Commercial underfloor heating is a different proposition from residential. The drivers are running cost, footfall comfort, and minimal disruption to trading. We design, install, and commission UFH and heat-pump systems for SME commercial premises across Cheshire and Manchester, typically 80 m² to 2,500 m² floor area, with a focus on retrofit into existing units as well as fit-out of new schemes.

We work commonly with showrooms (automotive, kitchen, bathroom), salons and spas, professional offices, restaurants and cafés, and trade premises where heating is paid for monthly and noticed daily. Every commercial install is sequenced around trading hours, out-of-hours and weekend installation is standard, not premium-rate.

If you are fitting out a new unit, refurbishing an existing one, or simply tired of the running cost from a forced-air system that warms the ceiling more than the floor, commercial UFH is often a faster ROI than the equivalent domestic install. Technical Detail

What changes when UFH goes commercial.

Commercial UFH shares pipework and physics with domestic, but the design, install programme, controls, and commissioning all change materially. Here is how.

Zone sizing

Larger zones, fewer manifolds, higher specific output per square metre. Designed around occupancy patterns and footfall, not bedroom-style per-room zoning.

Plant & heat source

Larger ASHPs (typically 14–60 kW) or cascade systems for bigger units. Hybrid configurations with gas boiler topping common where peak demand is brief but high (restaurants opening, retail Christmas peaks).

Controls & BMS

Operator-facing dashboard, BMS integration via BACnet or Modbus where required, scheduling tied to trading hours and occupancy. Out-of-hours setback designed in from day one.

Install programme

Phased night and weekend installs to keep trading continuous. Floor finishes protected through fit-out, dust extraction mandatory, daily handback to operator.

Compliance & documentation

Building Regulations Part L2, F-Gas where refrigeration applies, MCS for grant-eligible heat pumps, full O&M handover to FM with documented commissioning.

Do you work on commercial premises during trading hours?+

Rarely, and only on landlord shell work where the unit isn't yet trading. Live trading units are sequenced nights, weekends, or seasonal closures. Out-of-hours is standard pricing for us, not premium.

What's a typical commercial UFH cost?+

Showroom or salon (80–200 m²): £15,000–£32,000 installed. Mid-size office or restaurant (200–600 m²): £32,000–£75,000. Larger units priced per project. ASHP added at £14,000–£45,000 net of any grant if applicable.

Can it integrate with our BMS?+

Yes, BACnet, Modbus, and proprietary BMS integrations are standard scope on commercial projects. Reporting and alarming configured at commissioning, not bolted on later.

Are commercial heat pumps eligible for grants?+

Domestic-scale ASHPs on small commercial premises may qualify for the Non-Domestic RHI successor schemes. We confirm eligibility at survey. Larger commercial heat pumps are typically commercially viable without grant given lower opex.

What about Building Regs Part L compliance?+

Documented commissioning, balancing, and operational testing handed to building control and FM. Compliance sign-off issued by your approved inspector from our paperwork.

Can you handle multi-tenant or multi-zone buildings?+

Yes, including separate metering per tenant, recharge schedules, and individual BMS integration where required. We have completed projects in shared office and shared retail buildings across Manchester city centre and the M-corridor.

How disruptive is install to trading?+

Designed to be minimal. Typical programme: nights and weekends, fully reinstated each day, protected zones during fit-out hours. Most commercial clients trade through the entire install.

What's the warranty?+

2-year workmanship cover on the install, manufacturer warranties on plant (typically 5–7 years for ASHP, 50 years on pipework), full O&M and service-plan options for ongoing protection.

Do you offer service plans for commercial premises?+

Yes, commercial service plans with quarterly visits, BMS health reporting, and contracted response times. Standard on most of our commercial installs.
